There are several steps to take before you actually get started. Ready, Set, Buy. If we haven’t met for your preliminary prep and you haven’t contacted a lender to get pre-approved, you are just before “ready”.
In our preliminary meeting I’ll cover why you need an agent on your side vs calling up the listing agent who is working for the seller. The most important thing to understand is that, as your agent, I work for you, but, I collect the fees from the seller, so unless it is a highly unusual circumstance, I am free to my buyers. I will go over the process, brief you on the paperwork and take the extra time to educate you so that you will have a less stressful, more enjoyable experience in finding your new perfect home!
First – Broker Interview-Agreement: Choose me as your buyer’s agent and I’ll help guide you through the process and get you connected to the right people. Here we’ll meet and I’ll go over the buying process in depth.
At same time: Get Pre-approved with a lender. I will refer you to lenders that have a track record of getting buyers to closing on a purchase. Stay away from online applications, national lenders. They may not be familiar with Colorado Laws and procedures and could risk your earnest money. I’ll explain more on this when we talk. This is a very important step. We often hear, oh I won’t have a problem, I’ll get approval once I find a house. The problem here is that much of the work necessary to even show a homes is done by the lender at the pre-approval stage, otherwise, everyone is just wasting our time. There is information brokers need in order to even submit and offer. So, to answer a common question, no we don’t look at homes until I have pre-approval letter from a qualified lender in place.

Custom Online Search Portal: Sure you could look up a property online, call up the agent and get the house, but, do you know who the listing agent works for?
